A groundbreaking ceremony was held Tuesday for Aspen Grove Townhomes, a 24-unit development on the former site of Miller’s Feed & Seed at 1400 North 19th Avenue. The project, developed by Bridger Ridge Holdings, markets itself as “Bozeman’s first truly attainable ownership opportunity in a decade.”

Two-bedroom units start at $725,000. Three-bedroom units with a flex space marketed as a “home office nook” begin at $895,000. HOA dues are $425 monthly and cover snow removal, common-area landscaping, and a shared fire pit.

“We wanted to build something for the people who actually keep this town running,” said Brad Henshaw, managing partner at Bridger Ridge Holdings. “Teachers, nurses, the guy who fixes your heat pump in January. This is for them.”

The median household income in Gallatin County is $83,400. A 20% down payment on the two-bedroom model would be $145,000. The monthly mortgage, taxes, insurance, and HOA would approximate $4,800.

Miller’s Feed & Seed operated at the address for 61 years. The building sold in March for $2.1 million, or $312 per square foot. The previous sale, in 1998, was $480,000.

“I drove past the sign every morning for thirty years,” said Darlene Voss, who lives in a 1952 ranch three blocks away. “Now there’s a rendering of a fire pit where I used to buy chicken wire.”

The development includes three deed-restricted units reserved for households earning 120% of area median income. Those units are priced at $510,000. A lottery for the restricted units will be held in October. Forty-seven households have pre-registered.

Construction is scheduled for completion by summer 2027. The sales office opens next Monday at 406-555-0187.
