The former Spruce Mill Distribution building on Jackrabbit Lane has been listed for lease as 14 artisan production suites ranging from 800 to 2,400 square feet. Asking rates start at $28 per square foot triple net. The property sold in March for $3.1 million to Gallatin Flex Partners LLC, a Bozeman-based investment group that also holds the former seed warehouse on East Babcock.
Broker Tate Hensley of Rocky Mountain Commercial says the build-out includes polished concrete, three-phase power, and grade-level roll-up doors at each suite. “We’re targeting small-batch producers who need more than a garage but less than a factory,” Hensley said. “Think custom furniture, specialty food, craft beverage. The kind of making that looks good on Instagram but still makes dust.”
The listing describes the project as “curated light industrial community” with shared loading dock, conference room, and a “maker lounge” featuring a pour-over station and standing desks. Monthly memberships for the lounge alone start at $350. Tenants must apply through a selection committee that reviews “brand alignment and community contribution.”
Longtime Belgrade contractor Dale Pruitt, 64, watched the tour group from his truck in the parking lot. “Used to be pallets of lumber and bags of cement moving through here,” he said. “Now it’s gonna be pallets of something that costs forty dollars a jar. Still a building. Just different pallets.”
Gallatin Flex Partners principal Mara Voss said the concept responds to demand from makers displaced by rising rents downtown. “We’re not changing the zoning,” Voss said. “We’re just changing who fits inside it.”
Three suites are pre-leased to a ceramicist, a hot sauce company, and a custom ski builder relocating from a shared garage in Four Corners. The ski builder, who asked not to be named, said the new space costs triple his current rent. “But I get a conference room,” he said. “And the coffee is included.”
The building still smells like sawdust and diesel. The listing photos show it clean and empty, waiting.
