The former Gallatin Valley Farm Supply building on East Main Street in Belgrade sold last week for $3.8 million to a Bozeman-based investment group calling itself Homestead Collective LLC. The 18,000-square-foot property operated as a family-run farm and ranch supply outlet for sixty-two years before closing in March.

The new owners plan to subdivide the warehouse into thirty-two “rural creative suites” ranging from 400 to 600 square feet. Each unit will feature original exposed timber beams, sliding barn doors, and what the listing calls “authentic hayloft mezzanine options.” Monthly rents start at $2,800 for a ground-floor suite and $3,200 for a mezzanine configuration.

“We’re not just leasing square footage,” said broker Derek Holsapple of Mountain West Commercial. “We’re offering curated provenance. The patina on these beams is genuine — you can’t replicate that kind of agricultural authenticity in a new build on North Nineteenth.” Holsapple confirmed that eight suites are already spoken for by remote-work professionals in the tech and design sectors.

The listing emphasizes high-speed fiber, climate-controlled storage for outdoor gear, and a shared “community threshing floor” event space. Tenants will have access to a curated tool library featuring vintage hand planes and a subscription-based heirloom seed exchange program.

Longtime Belgrade resident Marlene Vaught, seventy-four, watched the for-sale sign go up from her porch across the street. “My husband bought fence posts there every spring for forty years,” she said. “Last week I saw a man in a Patagonia vest measuring the loading dock for a standing desk. He asked me if the dust was ‘historic.’”

The previous owners, the Tippet family, declined to comment on the sale price. County records show they purchased the property in 1961 for $14,000. The barn cat, a tabby named Wrench, remains on site under a tenancy-at-will arrangement negotiated by the previous owner’s grandson.
