A 12,000-square-foot warehouse at 1420 North 19th Avenue has been listed for lease as eighteen “creative live-work suites” starting at $3,200 per month. The building formerly housed Gallatin Valley Steel Fabrication, which relocated to Belgrade in 2023 after forty years on the site.
Brokerage firm Peak Commercial Group is marketing the property as “Bozeman’s premier destination for the maker economy.” The listing describes polished concrete floors, fifteen-foot ceilings, and “curated industrial character” across units ranging from 450 to 750 square feet. Each suite includes a sleeping loft accessed by ladder and a shared bathroom down the hall.
“We’re not just leasing space, we’re curating a vertical village for the creative class,” said listing agent Tad Vanderhook of Peak Commercial Group. “The modern artisan doesn’t need a commute. They need a community that understands the hustle.” Vanderhook can be reached at 406-555-0187.
The property owner, LLC entity North 19th Holdings, acquired the building in January for $2.8 million. Property records show the LLC shares a registered agent with a Jackson, Wyoming-based investment group that has purchased six commercial properties in Gallatin County since 2021.
Current zoning allows light industrial and residential use with a conditional use permit, which the ownership group secured in June. The permit requires that at least 60 percent of each unit’s floor area be dedicated to “productive creative enterprise,” though the city has not defined how compliance will be measured.
Three units have been pre-leased to a ceramicist, a freelance UX designer, and a consultant who helps brands “activate authentic mountain narratives.” The ceramicist, Maya Chen, said she was drawn to the “energy of the corridor.” She previously worked out of a garage in Belgrade.
The listing notes that tenants will have access to a shared “maker courtyard” with a shipping container coffee bar and a fire pit fabricated from reclaimed I-beams. Monthly HOA fees of $450 cover snow removal, high-speed fiber, and quarterly “community alignment workshops.”
Construction on the build-out begins Monday. The first tenants move in January.
