The building at 412 East Main Street in Belgrade has been Walsh Auto Body since 1978. This week it listed as the future home of Grounded Collective, a 12,000-square-foot wellness campus featuring contrast therapy suites, a sound bath studio, and a cafe serving adaptogenic lattes.

Asking lease rate is $42 per square foot, triple net. That works out to $42,000 a month before taxes, insurance, and maintenance. The listing describes the space as “accessible community infrastructure for nervous system regulation.”

Mike Walsh, 67, sold the building last month to a Bozeman LLC called High Plains Holding. He said the offer was more than he made in his best year welding frame rails. He is moving his equipment to a rented bay in Three Forks.

“I told the new owners the alignment rack is bolted to the slab,” Walsh said. “They said they’re putting a cold plunge where the paint booth was. I said the floor drains run to the interceptor. They said that’s perfect for the ice melt.”

Grounded Collective founder Jade Ellsworth, 34, relocated from Santa Fe in 2022. She said Belgrade was chosen for its “authentic working-class energy” and proximity to the interstate. The business plan projects 400 monthly members at $285 each.

The Belgrade Planning Department confirmed the zoning allows wellness use with a conditional permit. The application notes 14 parking spaces on site. Ellsworth said most members will rideshare or bike from Bozeman.

Walsh’s former customer, Dale Hargrove, 59, runs a fencing company three blocks west. He said his commercial lease renews in October at double the current rate. He has not decided whether to stay.

The Grounded Collective website launches Friday. Early-bird founding memberships include a branded ceramic vessel.
