NOTICE IS HEREBY GIVEN that the Gallatin County Planning Board will hold a public hearing on the preliminary plat application for Open Range Estates Subdivision, a proposed 42-lot residential development on approximately 160 acres formerly known as the Peterson Ranch, located at 7820 Huffine Lane, Belgrade, Montana. The applicant, Open Range Holdings LLC, seeks approval to subdivide the property currently zoned Agricultural (A-1) into single-family lots ranging from 0.75 to 1.2 acres, with a 3.5-acre “community pasture” parcel designated as common open space. The hearing will be held on Wednesday, August 19, 2026, at 1:30 p.m. in the County Commission Chambers, 311 West Main Street, Room 302, Bozeman, Montana. Written comments must be received by 5:00 p.m. on August 12, 2026, to be included in the staff report. The Peterson Ranch operated continuously as a cow-calf operation from 1887 until its sale in March 2026. The community pasture parcel will be maintained by the homeowners’ association and is not suitable for grazing.
