NOTICE OF PUBLIC HEARING ON ZONE MAP AMENDMENT AND PRELIMINARY PLAT APPROVAL FOR HAYFIELD ESTATES SUBDIVISION
NOTICE IS HEREBY GIVEN that the Bozeman City Commission will hold a public hearing on August 18, 2026, at 2:00 p.m. in the Commission Chambers, 121 North Rouse Avenue, to consider Case No. 26-847: an application by Crown Point Development LLC for a Zone Map Amendment from Agricultural (AG) to Planned Unit Development (PUD) and Preliminary Plat approval for Hayfield Estates Subdivision, located at 4850 North 19th Avenue (formerly the Andersen Hay Operation, Tract 3, Certificate of Survey 4192).
The proposed subdivision consists of seventy-two (72) single-family lots ranging from 6,000 to 8,500 square feet, with a 1.2-acre neighborhood park to be named “Andersen Memorial Green” and a stormwater retention pond designated as “Hayfield Wetlands Preserve.” The applicant has requested a variance to reduce the required front setback from twenty (20) feet to ten (10) feet to “maintain the open feel of the former agricultural use.”
Written comments must be received by the Planning Division no later than 5:00 p.m. on August 11, 2026, which is seven (7) days prior to the hearing and three (3) days before this notice is published for the second time. Oral testimony will be limited to three (3) minutes per speaker. The staff report will be available for review on August 17, 2026, after 4:30 p.m.
The property was actively producing alfalfa as of June 14, 2026. The harvest was completed June 28, 2026. The sale closed July 1, 2026.
