NOTICE IS HEREBY GIVEN that Bridger View Development LLC has filed an application to amend the Official Zone Map of the City of Bozeman from R-1 (Single Family Residential) to MXD-4 (Mixed-Use Downtown, Four Stories) for property located at 217 West Koch Street, more particularly described as Lot 4, Block 12, Original Townsite, comprising approximately 0.14 acres currently improved with a 624-square-foot dwelling constructed circa 1922.

The proposed amendment would facilitate construction of a five-story, 42-unit residential structure designated “Bridger View Luxury Affordable Commons,” featuring ground-floor coworking space, a rooftop fire pit, and 0.3 parking spaces per unit. The applicant has submitted a shadow study demonstrating that the adjacent property at 213 West Koch Street will receive direct sunlight for approximately 22 minutes on the winter solstice.

A public hearing before the City Commission will be held on Tuesday, August 18, 2026, at 2:00 p.m. in the Commission Chambers at 121 North Rouse Avenue. Written comments must be received by 5:00 p.m. on August 11, 2026, which was last Tuesday.
