NOTICE OF INTENT TO ANNEX FORMER HAYFIELD PARCEL NO. 26-312
NOTICE IS HEREBY GIVEN that the City of Bozeman, pursuant to MCA 7-2-4600 et seq., intends to annex that certain real property described as Tract 1, Certificate of Survey 4182, Gallatin County, Montana, comprising approximately 157.3 acres formerly known as the “Hanson Hayfield” and currently identified on the Gallatin County Assessor’s records as Geocode 06-1889-12-4-01-02-0000.
The subject property is bounded on the north by West Babcock Street, on the east by North Cottonwood Road, on the south by the Gallatin River floodplain, and on the west by the existing city limits. The property has been continuously assessed as agricultural land since 1923 and produced an average of 420 tons of alfalfa annually until the 2024 growing season, at which time the owner, Hanson Legacy Holdings, LLC, a Delaware limited liability company, ceased farming operations and submitted a letter of intent to develop the parcel as “Four Corners Gateway Commerce Park,” a mixed-use planned unit development projecting 1.2 million square feet of light industrial, flex warehouse, and “lifestyle retail” space.
A public hearing on the proposed annexation and concurrent zone map amendment from County Agricultural (A-1) to City Heavy Industrial (M-2) with a Planned Unit Development overlay will be held before the Bozeman City Commission on Monday, August 24, 2026, at 6:00 p.m. in the Commission Chambers, 121 North Rouse Avenue. Written comments may be submitted to the City Clerk no later than 5:00 p.m. on August 22, 2026, which is the Friday before the hearing and also the first weekend of the Bridger Bowl season pass early-bird deadline.
The annexation petition includes a request for municipal water and sewer extension along a 1.3-mile corridor traversing the Gallatin River floodplain, three designated wetland mitigation areas, and the existing right-of-way of the former Milwaukee Road rail bed, now a decommissioned trail segment. The petitioner has agreed to construct a 0.4-mile segment of shared-use path as a condition of approval, connecting the development to the Main Street to the Mountains trail system, contingent upon the City vacating the existing trail easement across the northern parcel boundary to accommodate a dedicated right-turn lane onto West Babcock.
