NOTICE IS HEREBY GIVEN that the City of Bozeman Board of Adjustment will hold a public hearing on Tuesday, August 18, 2026, at 2:00 p.m. in the Commission Chambers, 121 North Rouse Avenue, to consider Variance Application No. 26-642, filed by Aspen Ridge Holdings LLC, requesting a reduction of the required front yard setback from twenty (20) feet to zero (0) feet on Lot 14, Block 3, Sunnyside Addition, located at 317 South 8th Avenue, to accommodate the parking of a 2023 Mercedes-Benz Sprinter 2500 4x4 High Roof 170" Wheelbase Adventure Conversion Vehicle (the “Vehicle”).

The applicant asserts that the Vehicle constitutes an “accessory dwelling unit” under BZC 38.1020(3)(b) by virtue of its integrated marine-grade plywood cabinetry, 200-watt solar array, composting toilet, and “stealth camping” profile. The Vehicle is currently registered in Oregon.

The subject property is improved with a 980-square-foot single-family residence constructed in 1948 and assessed at $724,000. The applicant does not reside at the subject property. The applicant resides in a 3,200-square-foot residence on Bridger Canyon Road assessed at $1.4 million.

Written comments may be submitted to the Planning Division no later than 5:00 p.m. on August 15, 2026, which is three (3) days prior to the hearing and two (2) days after the publication of this notice.
