NOTICE IS HEREBY GIVEN that Blue Ridge Development LLC, a Delaware limited liability company with a registered address of 4400 Two Rivers Road, Suite 200, Bozeman, Montana, has filed an application with the City of Bozeman Planning Division requesting a Zone Map Amendment for Parcel No. 08-299-14-4-01-02-0000, consisting of approximately 3.2 acres located at the northwest corner of West Oak Street and South 15th Avenue, from R-2 (Two-Family Residential) to CMU-3 (Commercial Mixed-Use, Height District 3). The subject property was, until the 2025 growing season, operated as the Gallatin Valley Community Garden and prior thereto as a hay lease. The proposed amendment would facilitate construction of a five-story, 84-unit “transit-oriented” residential structure with ground-floor commercial space designated “artisan marketplace.” The nearest fixed-route transit stop is 1.4 miles distant. A public hearing before the City Commission will be held on August 19, 2026, at 1:30 p.m. in the Commission Chambers, 121 North Rouse Avenue. Written comments must be received by 5:00 p.m. on August 18, 2026, which is the day before the hearing.
