NOTICE OF ZONE MAP AMENDMENT APPLICATION NO. 26-847
NOTICE IS HEREBY GIVEN that 19th & Olive LLC, a Delaware limited liability company with a registered agent in Cheyenne, Wyoming, has filed an application to amend the Official Zone Map of the City of Bozeman for Parcel No. 08-199-14-4-01-02-0000, located at the southeast corner of South 19th Avenue and West Olive Street, currently zoned R-3 (Residential High Density) and improved with the Bozeman Community Garden, 42 raised beds, a tool shed, and a memorial plum tree planted in 1998.
The applicant proposes a zone change to B-3 (Community Commercial) with a Planned Unit Development overlay to facilitate the construction of “The Olivine,” a six-story, 84-unit mixed-use development featuring ground-floor retail marketed as “artisan provisions,” 12 live-work units designated “workforce housing” at 140% area median income, a rooftop pickleball court, and a parking ratio of 0.3 spaces per unit.
The subject parcel abuts the historic Hedges Homestead (circa 1882) to the east, a single-story 1924 craftsman bungalow to the south, and the Gallatin Valley Food Bank distribution dock to the north.
A public hearing will be held before the Bozeman City Commission on Monday, September 14, 2026, at 6:00 p.m. in the Commission Chambers at 121 North Rouse Avenue. Written comments must be received by the Planning Division no later than 5:00 p.m. on September 8, 2026, which is the Friday before Labor Day weekend. The application file is available for inspection during regular business hours, defined as Tuesday through Thursday, 10:00 a.m. to 2:00 p.m., excluding municipal holidays and staff development days.
