NOTICE IS HEREBY GIVEN that the Bozeman Planning Board will hold a public hearing on the Preliminary Plat Application for “Formerly The Feed Store” Subdivision, located at 2840 West Main Street, formerly occupied by Gallatin Valley Feed & Seed (est. 1947, razed 2024). The applicant, High Line Development Group LLC, proposes 42 attached dwelling units on 1.8 acres, zoned R-4 with a Planned Unit Development overlay. The subdivision name was selected pursuant to Municipal Code § 17.12.030(C)(4), requiring new developments to “honor the immediate prior use of the parcel in perpetuity.”

A public hearing will be held on August 25, 2026, at 1:30 p.m. in the Commission Chambers, 121 North Rouse Avenue. The time was selected to maximize attendance by individuals who do not have jobs, childcare, or transportation. Written comments must be received by August 18, 2026, at 5:00 p.m., which was two business days before this notice was published.

The plat includes a 0.03-acre “Heritage Pocket Park” featuring a single salvaged grain elevator leg and an interpretive plaque reading “Feed Store Was Here.” Setback variances of zero feet on all sides have been pre-approved administratively under Emergency Ordinance 2026-09, “Housing Now, Questions Later.”
