NOTICE IS HEREBY GIVEN that the City of Bozeman Board of Adjustment will hold a public hearing on Tuesday, August 25, 2026, at 2:00 p.m. in the City Commission Chambers, 121 North Rouse Avenue, Bozeman, Montana, to consider Variance Application No. 26-089 filed by Bridger Peak Holdings LLC, a Delaware limited liability company. The Applicant requests a variance from Section 38.320.050 of the Bozeman Municipal Code to increase the maximum building height from thirty-five (35) feet to sixty-five (65) feet on Lot 7, Block 12, Original Townsite Addition, commonly known as 314 South Willson Avenue. The subject property abuts the historic Miller Cottage (c. 1910), a contributing structure to the West Side Historic District. The proposed structure would cast a shadow across the Miller Cottage’s south-facing garden from November through February.
