NOTICE OF PUBLIC HEARING ON ZONE MAP AMENDMENT APPLICATION NO. 26-406
NOTICE IS HEREBY GIVEN that the Bozeman City Commission will hold a public hearing on Monday, September 14, 2026, at 2:00 p.m. in the Commission Chambers at 121 North Rouse Avenue to consider Zone Map Amendment Application No. 26-406, filed by Bridger Peak Development LLC, requesting reclassification of Lot 7, Block 12, Original Townsite (commonly known as 314 West Babcock Street) from R-2 (Two-Family Residential) to B-3 (Central Business District) to accommodate a six-story mixed-use structure containing forty-two “workforce housing” units averaging 1,850 square feet each with private rooftop terraces and a ground-floor artisan coffee concept.
The subject parcel abuts Lot 6, Block 12, currently occupied by a 940-square-foot 1922 craftsman bungalow owned by the same family since 1948. The proposed structure would cast a shadow across the bungalow’s vegetable garden from 10:00 a.m. through 4:00 p.m. between October and March. The applicant has submitted a shadow study prepared by a consultant from Denver.
Written comments may be submitted to the Planning Division no later than 5:00 p.m. on September 12, 2026. Oral testimony will be limited to three minutes per speaker. The Commission may consider a reduction in the required rear setback from twenty-five feet to zero feet as a condition of approval.
