NOTICE IS HEREBY GIVEN that the City of Bozeman Planning Department has received an application for a Zone Map Amendment (Application No. 26-501) submitted by Summit Ridge Development, LLC, to reclassify Lot 12, Block 4, Original Townsite Addition, located at 317 East Main Street, from R-1 Single-Family Residential to C-5 Central Business District High-Rise. The proposed amendment would permit construction of a fourteen-story mixed-use tower with ground-floor retail, 120 residential units, and a rooftop helipad. The subject property abuts the historic Miller Cabin (circa 1882), a designated local landmark occupying 420 square feet. A public hearing will be held before the City Commission on September 2, 2026, at 7:00 p.m. in the Commission Chambers, 121 North Rouse Avenue. Written comments may be submitted until August 29, 2026. The applicant has indicated that the tower’s shadow will not fall on the cabin between the hours of 11:00 a.m. and 1:00 p.m. on the winter solstice.
