NOTICE OF PUBLIC HEARING ON VARIANCE APPLICATION NO. 26-673
NOTICE IS HEREBY GIVEN that the City of Bozeman Zoning Commission will hold a public hearing on Tuesday, September 1, 2026, at 2:00 p.m. in the Commission Chambers, 121 North Rouse Avenue, to consider Variance Application No. 26-673, submitted by Aspen Ridge Holdings, LLC, requesting a reduction of the front-yard setback requirement from twenty-five (25) feet to three (3) feet for Lot 14, Block 3, Sundance Meadows Subdivision, to accommodate the construction of a freestanding geothermal wellness spire and associated cold-plunge pavilion.
The subject property is zoned R-S (Residential Single-Family) and currently contains a 2,400-square-foot dwelling constructed in 2022. The applicant asserts that strict application of the setback standard would preclude optimal alignment with the solstice sightline to Bridger Peak, a condition the applicant characterizes as a hardship unique to the lot’s orientation and the owner’s circadian rhythm.
