NOTICE IS HEREBY GIVEN that the City of Bozeman Planning Department has received Application No. 26-356, submitted by Bridger Peak Development LLC, requesting a Zone Map Amendment for Parcel No. 08-22-14-3-00127, located at 412 East Mendenhall Street, from R-1 (Single-Family Residential) to B-4 (Central Business District High Density) to facilitate construction of a five-story, forty-eight-unit mixed-use development to be known as The Roost at Mendenhall.

The subject property abuts the historic Hen House Cottage, a single-story structure dating to 1912, continuously occupied by the same family and their descendants, and currently housing fourteen heritage-breed chickens and one rooster named Clarence.

A public hearing before the Bozeman City Commission will be held on Tuesday, September 8, 2026, at 2:00 p.m. in the Commission Chambers, 121 North Rouse Avenue. The hearing will occur during standard working hours for all employed residents of the Gallatin Valley.

Written comments may be submitted to the Planning Department no later than 5:00 p.m. on Friday, September 5, 2026, which is three business days before the hearing and one business day after this notice’s second publication.

The applicant has indicated that the development’s rooftop amenity deck will feature “unobstructed views of the Bridgers” and “curated farm-to-table experiences,” and that the existing chicken coop’s morning crowing “adds authentic neighborhood character that future residents will treasure.”

All interested persons are encouraged to attend, provided they do not have jobs, caregiving responsibilities, or other obligations typical of persons who live in the affected neighborhood.
