NOTICE IS HEREBY GIVEN that the City of Bozeman Planning Department has received Zone Map Amendment Application No. 26-882, submitted by Bridger Peaks Development LLC, requesting reclassification of Lot 7, Block 12, Original Townsite (112 South Willson Avenue) from R-2 (Two-Family Residential) to CMU-5 (Commercial Mixed-Use, Five-Story Maximum). The subject parcel abuts Lot 6, Block 12, currently occupied by a single-story 1912 Craftsman bungalow listed on the Local Historic Register.

The applicant proposes a five-story structure containing forty-two dwelling units and ground-floor retail with zero off-street parking spaces pursuant to the Transit-Oriented Development exemption. A public hearing will be held before the City Commission on September 14, 2026, at 2:00 p.m. in the Commission Chambers, 121 North Rouse Avenue.
