NOTICE IS HEREBY GIVEN that the City of Bozeman Planning Division has received an application from Aspen Ridge Holdings, LLC, to amend the Official Zone Map for property located at 214 South Tracy Avenue, legally described as Lots 7-8, Block 14, Original Townsite, from Residential Single-Family (R-S) to Commercial Mixed-Use High Density (CMU-HD).

The applicant proposes to construct a five-story live-work sanctuary containing 42 micro-units, a ground-floor adaptogenic elixir bar, a rooftop meditation deck, and zero on-site parking spaces pursuant to the Transit-Oriented Development Overlay. The subject parcel currently contains a 1,100-square-foot craftsman cottage built in 1922, which the applicant has characterized as “energetically misaligned with the corridor’s ascension trajectory.”

A public hearing will be held before the City Commission on September 14, 2026, at 2:00 p.m. in the Commission Chambers, 121 North Rouse Avenue. Written comments must be received by 5:00 p.m. on September 12, 2026, which is the Friday before the hearing. The cottage remains occupied by a tenant who has lived there since 1978 and pays $625 per month.
