NOTICE IS HEREBY GIVEN that the Bozeman City Commission will hold a public hearing on Tuesday, September 15, 2026, at 2:00 p.m. in the City Commission Chambers, 121 North Rouse Avenue, to consider Conditional Use Permit Application No. 26-741, submitted by Bridger Peak Holdings LLC, for a Destination Wellness Retreat on property legally described as Lots 4–7, Block 12, Sunset Hills Subdivision, located at 812 West Kagy Boulevard, currently zoned R-1 Single Family Residential. The proposed use includes a 12,000-square-foot main lodge with 24 overnight suites, a geothermal soaking pool, a commercial kitchen for farm-to-table immersion dining, a yoga pavilion, and a 40-space surface parking lot. The applicant has requested a reduction in the required side-yard setback from 15 feet to 3 feet to accommodate the soaking pool. Written comments may be submitted to the Planning Department no later than 5:00 p.m. on Monday, September 14, 2026, which is the day before the hearing. The staff report will be available for review after the hearing has concluded.
