NOTICE IS HEREBY GIVEN that the City of Bozeman Planning Division has received an application from Aspen Ridge Holdings, LLC, to amend the official zone map for property located at 4400 Huffine Lane, Parcel ID 08-24-17-2-001, from Agricultural (AG) to Planned Unit Development (PUD) for the proposed “Cottonwood Commons” mixed-use development.

The subject property, historically operated as the Cottonwood Hay & Cattle Co. since 1922, comprises 38.7 acres of irrigated hay production and seasonal calving grounds. The applicant proposes 284 residential units, 12,000 square feet of commercial space, and a “community amenity building” with pickleball courts.

A public hearing before the Bozeman City Commission will be held on Tuesday, September 22, 2026, at 2:00 p.m. in the Commission Chambers, 121 N. Rouse Ave. Written comments must be received by 5:00 p.m. on Friday, September 19, 2026, which is the Friday before the hearing.

The application, staff report, and environmental assessment are available for review during regular business hours, Monday through Friday, 8:00 a.m. to 5:00 p.m., excluding holidays and staff training days.
