NOTICE IS HEREBY GIVEN that the Bozeman City Commission will hold a public hearing on Tuesday, September 22, 2026, at 2:00 p.m. in the Commission Chambers at 121 North Rouse Avenue, to consider Zone Map Amendment Application No. 26-583, submitted by Bridger Peak Holdings LLC, requesting reclassification of Lot 7, Block 12, Original Townsite Addition (0.15 acres), located at 314 South 5th Avenue, from Residential Single-Family (R-1) to Residential High-Density (R-4) to permit construction of a four-story, twenty-eight-unit mixed-use structure with ground-floor retail. The subject parcel abuts a 1,100-square-foot craftsman bungalow constructed in 1912, currently occupied by a household of three generations. The applicant has submitted a shadow study indicating the proposed structure will cast shade across the adjacent property from 10:00 a.m. through 4:00 p.m. between November and February. Written comments must be received by the Planning Division no later than 5:00 p.m. on Monday, September 21, 2026. The staff report will be available for public inspection after the hearing has concluded.
