NOTICE IS HEREBY GIVEN that the City of Bozeman Board of Adjustment will hold a public hearing on October 14, 2026, at 1:30 p.m. in the Commission Chambers at 121 North Rouse Avenue to consider Variance Application No. 26-529, filed by Aspen Ridge Holdings LLC, requesting a variance from Section 38.420.050(B)(3) of the Bozeman Municipal Code to exceed the maximum building height limit of thirty-five feet by twelve feet for the construction of a rooftop observation deck designated for aurora borealis viewing at 417 West Babcock Street, located within the Historic Overlay District. The subject property currently contains a two-story single-family residence constructed in 1922. The applicant asserts that the additional height is necessary to achieve unobstructed views of the northern sky over the Bridger Range and that denial would constitute a practical hardship given the property’s unique topographic position relative to geomagnetic activity. Written comments must be received by the Planning Division no later than 5:00 p.m. on October 7, 2026. The Board reserves the right to continue the hearing without further published notice.
